Position Description- Sr. Project Developer: ComplexSolutions Team

The project developer will support the growth of TraneDistrict Office capabilities in acquiring and executing energy-savings-drivencomplex contracting projects. Key activities will include working withclients and office team members on sales strategy, client and opportunityqualification, preliminary and detailed audit scope development, managedetailed energy audits, and assisting the team with contract development andclient presentations.

Essential Job Functions

Assist the sales team with client qualification relatedtasks during the acquisition phase of the Trane complex solutions salesprocess. Assist with defining client objectives and businessdrivers. Identify and perform technical tasks related to qualifyingopportunities, to include preliminary audits, energy performance benchmarking,site surveys, and on-site technical and financial interviews.

Manage Energy Audits and Entry Level Offer Activities

Manage and conduct energy audit activities, to include thedevelopment and pricing of the scope of work for the audit; scope of workdevelopment for energy conservation measures and facility improvement measures(ECMs/FIMs); perform consultant and contractor qualification and selection;communicate with key Trane team members as required to develop project costs andenergy savings estimates; plan and coordinate audit schedules; develop andmanage the audit budget; review the consultant and contractor deliverables toTrane during the audit and approve progress payments as appropriate; plan andparticipate in the client meetings and associated site visits; plan, prepare,and assist the sales team with presentations to the client; coordinate with thesales team appropriately as it relates to Level of Authority (LOA)reviews. Directly execute the project development process for multiplecomplex solution opportunities at the same time. Participate in StrategicOpportunity Reviews (SORs) as needed.

Requirements and Abilities

Ability to establish and direct strong teams comprised ofboth Trane employees and outside resources. Solid understanding ofconsultative, solution selling. Ability to develop solid relationshipswith internal and external customers. Capability to discuss technicalconcepts with individuals having varying expertise levels. Comfortablediscussing technical and financial topics at the executive level of anorganization.

Demonstrate a “can do” attitude in the midst of competingassignments. Ability to meet short and long-term deadlines withconsistency and enthusiasm. Significant travel (up to 60%)required. Respond effectively to meet the needs of internal and externalcustomers. Ability to work independently with minimal supervision (self-starter). Ability to thrive in a team environment and effectively communicate in a matrixorganization. Demonstrated ability to cope with stress and maintain aprofessional and cooperative temperament. Proven track record in conducting and supervising bothpreliminary and detailed facility audits. Solid understanding of facilityconstruction and related code requirements. Demonstrated competence in directingand communicating with consultants and contractors. Solid experience inproject management. Ability to identify and quantify risksassociated with energy savings related construction projects. Ability tooffer business judgment on the investment of time and resources related toopportunities.

Education, Experience and Special Skills

Four year degree in engineering or technically relevantfield required (or equivalent experience); Advanced degree (e.g. MBA)and/or a P.E. license desired. Experience in owner direct sales or salessupport required. Minimum 10 years of experience in project management orproject development required. Experience in mechanical or electricalbuilding systems design desired. Experience in managing 3rd Party designconsultants conducting design and audit related tasks. Minimum ten yearsof experience in the Performance Contracting arena required. Excellentcommunication skills - oral, written, executive presentation, training,etc. Business savvy - financial selling, construction and servicecontracts, demonstrated C-suite confidence. Management experience -process oriented, team oriented, ability to coach others. Generalattributes - impeccable business ethics, professional image, exceptionalorganizational skills; Valid driver’s license and proof of personalvehicle insurance required.
